Purpose:

    • Acquisition of real property or debt secured by real property.
    • Refinance with a preference toward discounted pay offs.
    • Rehab, Tenant Improvements, or PIP money.
Geography: Nationwide with a preference toward major MSA’s and Western States
Property Type: Office, Retail, Industrial, Multi-family and Mixed Use. Secondary consideration for Hospitality and Self-Storage properties.
Loan Size: $1 – $5 million per project
Loan To Value: Up to 70%
Term: 1 – 5 years
Index: Fixed 12% – 20%

Investment Criteria – Mezzanine / Preferred Equity:

Purpose:

    • Acquisition of real property or debt secured by real property.
    • Refinance with a preference toward discounted pay offs.
    • Rehab, Tenant Improvements, or PIP money.
Geography: Nationwide with a preference toward major MSA’s and Western States
Property Type: Office, Retail, Industrial, Multi-family and Mixed Use. Secondary consideration for Hospitality and Self-Storage properties.
Investment Size: $1 – $5 million per project
Loan To Value: Up to 70%
Term: 2 – 7 years
Yield: Minimum 15% IRR within 18 months ideal

Investment Criteria – Venture Capital:

On a highly select basis Gauntlet Pi will invest in companies requiring start up or growth capital. Gauntlet Pi relies on it’s existing relationships with other M&A firms to evaluate each opportunity on a deal by deal basis. Companies focused on commodities or which have significant balance sheets are preferred. Companies who can benefit from the confirmation of Minority Business Enterprise status on its holdings are also preferred.
